South Korean major banks report record salaries and rising mortgage spreads

Major South Korean commercial banks are reporting record-high performance, leading to significant increases in employee compensation. In the first half of the year, the average salary for employees at the four major banks—KB Kookmin, Shinhan, Hana, and Woori—reached 71.5 million won, a 12.6% increase from the previous year. At the financial group level, average salaries rose to 108 million won. Some voluntary retirees at these institutions reportedly received compensation packages totaling approximately 1 billion won.

Simultaneously, the Financial Services Commission has doubled the household debt growth target from 1.5% to 3.0%, providing an additional 30 trillion won in loan capacity. However, analysts suggest this capacity will likely be directed toward group loans, such as relocation and interim payments, rather than general mortgage loans.

In June, the average spread for new installment-type mortgage loans at the five major banks rose to 3.27%, the highest level since July 2019. NH Nonghyup Bank recorded the highest spread at 3.93%, while Shinhan Bank recorded the lowest at 2.41%. Banks have maintained high spreads as part of efforts to manage the total volume of household debt.
