Southern Maine real estate sees rising coastal prices
The southern Maine housing market is experiencing significant price shifts, particularly in coastal regions. In August, York County reached a record high median sale price of $605,000, while Cumberland County saw an overall median sale price of $615,000.
High-end coastal communities continue to drive these figures. In Kennebunkport and Ogunquit, median prices exceeded $1 million, while towns such as Falmouth reported a median of $1.15 million. Harpswell recorded a median sale price of $1.42 million across four sales. Other areas including Kennebunk, Kittery, and Freeport saw median prices ranging between $900,000 and $1 million.
Despite these rising costs, there has been an overall dip in sales volume, even as inventory reaches its highest level since late 2019. The data suggests a growing trend of unaffordability in the state's most densely populated areas, primarily benefiting cash-rich buyers.
