Poland real estate market shows signs of recovery
The Polish real estate market is entering a recovery phase, with sales activity increasing significantly. In the first nine months of 2026, developers across seven major markets—Warsaw, Kraków, Wrocław, Tricity, Poznań, Łódź, and Katowice—sold 37,200 apartments, an 18.5% increase compared to the same period in 2025.
Analysts from JLL suggest that total annual sales could exceed 50,000 units due to expected seasonal growth in the fourth quarter. However, high property prices remain a substantial barrier for buyers; over the last four years, prices have risen by 43% in Kraków and 25% in Katowice and Łódź.
Beyond residential sales, the market is shifting toward value driven by ESG compliance, energy efficiency, and technological integration. Reports from BNP Paribas Real Estate Poland indicate that climate regulations, such as the EPBD directive, are becoming critical factors in asset valuation and long-term investment stability.
