Spain housing demand favors three-bedroom apartments

An analysis by pisos.com reveals that three-bedroom apartments are the most sought-after housing format in Spain, accounting for 38.2% of all user searches. When excluding users who do not specify a bedroom count, the demand for three-bedroom homes rises to nearly 47%. This high concentration of demand for a single typology contributes to price tensions in the residential market.

Regional trends show that Catalonia leads the interest in three-bedroom homes at 42.4%, followed by Madrid (40.2%) and Castilla y León (40.1%).

In contrast, high-cost markets like Málaga show a shift toward smaller properties. Málaga leads Spain in searches for one-bedroom apartments, representing 10.9% of total searches. In these high-pressure areas, buyers often sacrifice square footage and the number of bedrooms to remain within their budgets. This trend in Málaga is driven by a combination of young buyers, tourism-related investment, and high rental demand.
