Spain housing ownership data shows concentration among multi-property owners

Data from the Spanish Cadastre provides a detailed overview of housing ownership across the country, distinguishing between individual owners, companies, and large-scale holders. While Spain is characterized by a high number of small-scale individual owners, a significant portion of the real estate market is concentrated among those with multiple properties.

In the Deza and Tabeirós regions, approximately 15.85% of individual owners hold more than one property. This group, comprising 4,935 owners, controls 30.84% of the total properties attributed to individuals in these areas. In contrast, the vast majority of individual owners (84.15%) possess only a single property, which accounts for 69.16% of the total assets held by individuals.

Regional variations in multi-ownership are notable. Forcarei shows the highest proportion of multi-property owners at 21.33%, followed by Lalín at 19.47%. Conversely, Vila de Cruces has the lowest proportion among the studied areas at 10.33%. The data includes both national and foreign individuals but excludes corporate entities.
