Spain housing report: High vacancy in Segovia and new projects in Palencia
Spain is facing significant challenges regarding housing availability and vacancy rates. In the province of Segovia, data from the National Statistics Institute (INE) indicates that 27.1% of the residential park—approximately 34,784 homes—were classified as empty in 2021. When including properties used sporadically, the figure rises to 39.2% of all provincial housing.
In Palencia, the state-owned housing entity Casa 47 currently has no immediate housing available, as its 638 nationwide units are concentrated in only 11 provinces. However, there is a project underway to rehabilitate five apartments in the center of Palencia to support affordable housing policies. These units, located in the Parque Móvil buildings, are expected to range between 71 and 83 square meters.
While Segovia's capital shows a lower vacancy rate of 16% compared to the provincial average, the issue of non-habitual residences remains prevalent across the region.
