Spain PBSA market investment doubles to 660 million euros

The Purpose-Built Student Accommodation (PBSA) market in Spain is experiencing significant growth and institutionalization. According to Savills data, investment in the sector reached approximately 660 million euros during the first half of 2026, doubling the amount recorded during the same period in 2025.

While the 2025 figures were heavily influenced by massive single transactions, such as the sale of Livensa Living, the 2026 market shows a more diversified structure characterized by individual operations and various portfolios currently being marketed. Spain has solidified its position as the second-largest PBSA market in Europe, trailing only the United Kingdom, accounting for roughly 12% of European investment volume over the last five years.

Key transactions include Greystar’s acquisition of two residences from Straco Real Estate. Beyond physical infrastructure, the industry is shifting focus toward the resident experience. Value creation in the maturing market is increasingly driven by operational management and student satisfaction, which directly impact occupancy rates, reputation, and the ability to maintain competitive rents.
