Spain's June home sales climb 1.6% after five‑month slump

Official data from Spain's Instituto Nacional de Estadística (INE) show that 59,288 homes were sold in June 2026, a 1.6 % year‑on‑year increase and the first positive reading since January, ending five consecutive months of decline. The rise follows a modest overall market in the first half of the year, when 347,464 homes were sold, 2.6 % fewer than the same period in 2025.

The rebound is driven mainly by new‑build transactions, which rose 6.3 % YoY to 12,766 sales, while existing‑home sales barely increased (0.3 % to 46,522). Regional performance varied sharply: Navarra posted the strongest gain at +22.6 %, followed by Castilla La Mancha (+22.2 %) and Asturias (+10.4 %). In contrast, Cantabria fell 21.5 %, the Balearic Islands 11.7 % and Galicia nearly 8 %.

Despite the uptick, the housing supply gap remains acute. New‑build completions are far below the annual demand estimated by the sector, and the rental market in major cities continues to shrink, pushing more households toward purchase. Prices stay near record levels, with average prices above €1,850 per square metre – the highest since the 2007 bubble – keeping affordability pressures high.
