Spain's tax agency tightens oversight of mortgage‑helping Bizum transfers

The Spanish Tax Agency (Agencia Tributaria) is monitoring recurring Bizum transfers that parents use to assist their children with mortgage payments. Such transfers are treated as concealed donations and must be declared to avoid penalties. Banks are required to report transactions exceeding €3,000, and transfers over €6,000 attract special scrutiny, with frequency and total annual volume also considered. In Andalusia, Law 5/2021 provides a 99% rebate on the inheritance and gift tax for parents helping their children pay a mortgage, though the obligation to file the tax return remains.

Separately, financial advisers note that choosing a cheaper mortgage can save homeowners tens of thousands of euros over the loan term. A 0.5% difference in interest rates on a €200,000, 30‑year mortgage could reduce total payments by more than €20,000. Borrowers are encouraged to compare offers, negotiate terms, and consider hidden fees such as opening, early‑repayment, and sub‑rogation commissions, as well as linked products like insurance.

These developments highlight both regulatory scrutiny of informal mortgage assistance and the potential financial impact of mortgage terms for Spanish homebuyers.
