Spanish housing market: Pool amenities command 62% average price premium

A study by the real estate portal Idealista reveals that purchasing a home with a swimming pool in Spain carries an average price premium of 62%. However, significant regional disparities exist across the country.

Murcia stands out as an exception, where homes with pools cost only 3% more than those without. Despite this low price gap, availability is limited, with only 11% of listed properties in Murcia featuring a pool. Barcelona records the highest price premium in the country, where homes with pools are 242% more expensive than those without.

Other cities with high premiums include Teruel (215%), Tarragona (148%), and Bilbao (130%). In terms of availability, Alicante leads Spain with 29% of its listed properties including a pool, followed by Palma at 21%. In contrast, only 5% of properties listed in Barcelona include this amenity.
