Spanish logistics market expands into secondary regional hubs

The Spanish logistics real estate market is diversifying as secondary hubs such as Valencia, Zaragoza, Seville, and Malaga gain strategic importance. While Madrid and Barcelona remain the primary leaders in terms of volume, liquidity, and demand, secondary markets now account for nearly a quarter of total activity. In the first quarter of the year, national logistics leasing exceeded 751,000 m2, a 5% increase compared to the previous year.

This shift is driven by a need for greater capillarity, proximity to consumption centers, and regional distribution efficiency. Secondary markets complement the major hubs by offering specialized functions, such as Mediterranean connectivity in Valencia or regional distribution in other provinces.

In the Madrid region, the Gavilanes 1 logistics park in Getafe has been developed by Newdock to serve high-specification industries, including the pharmaceutical sector. The project features 85,000 m2 of built space across three independent buildings, offering high electrical capacity and technical specifications suitable for high-risk activities. Its location provides immediate access to the A-4 and M-50 highways, facilitating connection to Madrid's center and the Barajas airport.
