Spanish real estate investment rises to 13.3 billion euros
Real estate investment in Spain has shown significant growth in 2026, with cumulative volume reaching 13.31 billion euros through October 1, representing a 22.7% increase compared to the same period last year. This growth is supported by an economic outlook where Spain is projected to grow by 2.6%, more than double the eurozone average of 1.1%.
In the office sector specifically, transactions reached 2.3 billion euros in the third quarter, a 9% increase from the previous year. National capital accounts for 74% of this volume, while international investors from Portugal (10%) and France (6%) have regained a presence. In Madrid, 83% of office transactions occurred outside the M-30 area, while in Barcelona, half of the investment targeted new business areas and the periphery.
Other sectors also showed activity, including retail with 620 million euros invested in the third quarter, driven by major shopping center acquisitions. Logistics investments totaled 1.38 billion euros for the year, while alternative assets reached 357 million euros, largely driven by student residences.
