Spanish real estate market sees rise in alternative financing and office investment
The Spanish real estate market is seeing shifts in both financing methods and sector performance. Alternative financing is emerging as a critical tool for mid-sized projects valued between 2 and 8 million euros. According to Grégory Torrents of ClubFunding España, traditional banks often overlook these segments due to operational efficiency, focusing instead on transactions exceeding 15 million euros. Alternative lenders provide bridge financing that can execute in three to four weeks, compared to the six months required by traditional banks, specifically covering pre-construction phases and final sales stages.
Simultaneously, the office sector in Spain is experiencing a recovery. Data from CBRE indicates that transaction volumes in the first half of the year exceeded 1.6 billion euros, a 37% increase compared to the previous year and a return to pre-pandemic levels. This growth is driven by institutional investors seeking high-quality assets in major cities.
Investment returns are particularly high in certain regions. In the office segment, Lleida leads with a 10.2% return, followed by Sevilla (9.9%) and Zaragoza (9.7%). In the commercial retail sector, Lleida also leads with an 11.2% return, followed by Tarragona (10.7%) and Murcia (10.6%).
