Sports districts shift toward year-round mixed-use development

Major sports venues in the United States are increasingly being surrounded by mixed-use developments designed to maintain activity outside of game days. This shift aims to transform seasonal sports districts into year-round ecosystems featuring residences, offices, hotels, and entertainment venues.

In Anaheim, the OCVIBE project is under construction on approximately 100 acres near the Honda Center and the ARTIC transit hub. The development plans to include over 2,000 residences, 20 acres of parks, 35 dining concepts, and three entertainment venues, with the first phase expected to open in early 2027.

Similarly, Water Street Tampa has converted former parking areas into a neighborhood adjacent to the Benchmark International Arena. This area now hosts more than 2,000 residents and offers amenities such as recurring markets, live music, and fitness classes that operate independently of the local hockey schedule.
