St. Louis plans $3.1 billion tech hub anchored by data center
St. Louis is planning a $3.1 billion privately funded technology park known as the Armory Innovation District in Midtown. The project is anchored by a 120-megawatt, 525,000-square-foot hyperscale data center co-developed by San Francisco-based TeraWatt Infrastructure.
The development aims to convert the long-vacant Armory building into 214,500 square feet of high-tech office and creative space. Developers estimate the project will create over 1,000 temporary union construction jobs and 200 permanent positions. While prohibited from seeking tax abatements, the center is projected to generate $432 million in tax revenue over its first decade, with nearly half designated for St. Louis public schools.
Despite the economic projections, the massive data center has sparked public backlash and legal challenges. If construction proceeds as scheduled, work is expected to begin in August 2027 with a completion date in late 2029.
