State Bank of India raises home loan interest rates by 25 bps

State Bank of India (SBI) has increased its home loan interest rates by 25 basis points (0.25%), effective October 15, 2026. This adjustment follows changes to the repo rate by the Reserve Bank of India and specifically impacts customers with loans linked to the External Benchmark Linked Rate (EBLR) and the Repo Linked Lending Rate (RLLR).

Revised interest rates for regular home loans now range from 7.50% to 8.80%. Home Loan Maxgain rates are between 8% and 9.30%, top-up loans range from 8% to 10.75%, and top-up overdraft loans range from 8.50% to 11.25%.

The rate hike will affect monthly installments (EMI) or loan tenures. For a ₹50 lakh loan with a 20-year remaining tenure, the monthly EMI is estimated to increase by approximately ₹781. For a ₹1 crore loan, the increase is estimated at roughly ₹1,563 per month. Borrowers face the choice of increasing their monthly payments to maintain the original tenure or keeping the EMI constant and extending the loan duration, which increases the total interest paid over time.
