State Bank of Vietnam eases real estate credit limits for tourism sector

The State Bank of Vietnam (SBV) has issued new directives to ease credit growth pressures for the real estate sector in 2026. Specifically, 25 commercial banks will no longer be required to include increased credit outstanding for restaurants, hotels, tourist areas, ecological zones, and resorts when calculating their real estate credit growth limits.

This adjustment follows a previous move where the SBV excluded social housing, industrial zones, and export processing zones from real estate credit calculations. These policy shifts aim to facilitate credit access for specific property types in alignment with government development goals.

As of late August 2026, total system credit growth reached approximately 10.24% compared to the end of 2025, with total outstanding debt at roughly 20.5 quadrillion VND. Meanwhile, resident deposits have reached a record high of 11.22 quadrillion VND as of July 2026.

In the broader economy, public investment disbursement reached 51.2% of the planned target by early September. Large-scale infrastructure projects and urban planning continue to be identified as primary drivers for the next phase of real estate market development through 2030.
