Greece student housing rents rise for fifth consecutive year

Student housing rents in Greece are experiencing a significant upward trend for the fifth consecutive year, creating substantial financial pressure on families and students. In major university hubs like Athens and Thessaloniki, rental prices continue to rise due to limited supply of small apartments, low construction activity, and the conversion of long-term rentals into short-term tourist accommodations.

In Athens, renovated and furnished studios (25-40 sqm) command prices between 16 and 19 euros per square meter. Thessaloniki follows with rates between 14 and 16 euros per square meter for similar properties. Other university cities such as Patra, Heraklion, and Kalamata also report high costs, while Xanthi remains relatively more affordable.

A notable paradox is emerging in some regional cities where student numbers have decreased due to educational reforms, yet rents remain high. This is attributed to the shift of available housing toward the tourism sector. Experts advise families to consider proximity to public transport, such as the metro, as a way to mitigate costs, and to prioritize legal lease agreements to avoid increasing instances of online fraud.
