Sullyman The Third releases concept album “Condo Florida”

New York‑based rock band Sullyman The Third (ST3), led by singer‑songwriter John Sullivan, has issued a new concept album titled “Condo Florida” on South Tenth Records. The 10‑song record revisits the themes of the Eagles’ 1976 landmark album “Hotel California,” drawing parallels between the anxieties of the 1976 Bicentennial and those surrounding the upcoming 2026 Semiquincentennial, including post‑Watergate distrust, environmental concerns and questions about the American Dream.

The album blends classic‑rock influences with piano‑driven songwriting and contemporary subject matter such as relationship strain, online dating and life transitions. Tracks include “Should You Love Again Without Me,” “Less Ain’t Ever More,” “I Ain’t Virtual To Thee,” and the title track “Condo Florida.” Sullivan, who began writing rock songs in 1993 after leaving Wall Street, launched the Sullyman The Third solo project in 2018, expanded it into a full band after the COVID era, and incorporated visual‑storytelling advice from Pete Townshend. The release follows a series of award‑winning short music comedies and a partnership with editor Matt Murphy.
