Brazil economy faces high interest rates and shifting investment trends

Brazil's economic landscape is currently shaped by high interest rates and shifting investment trends. With the Selic rate at 14%, real estate investors are facing challenges as rental yields, estimated at 6.13% annually, remain below the basic interest rate. Despite this, property values in Brazil have seen increases of up to 15.12% over the last 12 months, and 52% of Brazilians express intent to purchase property in the coming months.

In the financial markets, inflation-linked public bonds (Tesouro IPCA+) led fixed-income returns in August, gaining 1.58%. Meanwhile, XP has increased its exposure to pre-fixed securities in anticipation of potential Selic cuts. The interest rate curve has also seen a decline across various maturities, influenced by electoral research and relief in U.S. Treasury yields.

Inflationary pressures remain a concern; in Belo Horizonte, the IPCA-BH accumulated a 4.21% increase over the last 12 months, exceeding the 2026 target center of 3%.
