Sveti Stefan resort reopens in Montenegro amid local fence dispute

After a five‑year closure, the Sveti Stefan luxury resort on Montenegro’s Adriatic coast reopened on 1 July. The complex, operated by Adriatic Properties, now hosts two internationally known restaurants, Zuma and Nammos, and the Villa Miločer, which was fully booked shortly after opening in May. Guests can also use a large spa centre on Kraljičina beach. Rental of a pair of sun‑lounges with an umbrella costs €240 per day, and the hotel’s private beach is reserved for guests from 08:00 to 20:00.

Local residents have protested the re‑installation of a fence on Kraljičina beach that blocks a public promenade. The municipal council of Sveti Stefan filed a criminal complaint accusing Adriatic Properties of violating freedom of movement and ignoring a court order. The Montenegrin government approved a settlement with the operator to avoid potential damages exceeding €100 million and to permit the resort’s reopening.

The company claims that “of all Aman hotels worldwide, Aman Sveti Stefan is currently first in bookings.” The dispute highlights tension between high‑end tourism development and community access rights.
