Sweden housing market shows signs of recovery

The Swedish housing market is showing signs of recovery following a period of significant slowdown. Residential construction is increasing, particularly in multi-family housing. In Uppsala, a major urban development project is underway to create a new district near Sävja and Uppsala Södra, which is expected to eventually accommodate over 20,000 new homes and 15,000 jobs.

In Stockholm, the Foundation for Stockholm Student Housing (SSSB) has facilitated the allocation of 1,286 student residences ahead of the autumn term. Notably, median waiting times for student rooms have decreased by 17% compared to the previous year.

Market data from Hemnet indicates a shift in apartment pricing trends. After years of larger apartments outperforming smaller ones, one-room apartments are now seeing stronger price growth. This trend reversal, with one-room apartments rising 6.7% so far this year compared to 2.2% for larger units, is attributed to eased credit restrictions.
