Swedish arbitrators recommend 2.84% rent increase for 2027

Independent arbitrators have issued the first recommendations for the 2027 rent negotiations in Sweden, proposing an average increase of 2.84 percent. These decisions affect approximately 8,590 apartments across 15 municipalities in Skaraborg and two in Jönköping County, with individual adjustments ranging from 2.3 to 3.2 percent.

The rulings have sparked a dispute between the property owners' association, Fastighetsägarna, and the tenants' association, Hyresgästföreningen. Marie Linder, president of Hyresgästföreningen, criticized the system, arguing that Fastighetsägarna is overusing arbitration to bypass meaningful negotiations and calling for a complete legislative overhaul.

Fastighetsägarna defended the process, stating that the independent dispute resolution system—introduced in 2023—is intended as a final recourse when local negotiations stall. Anders Holmestig, CEO of Fastighetsägarna Sverige, maintained that the organization attempts to negotiate locally first, but that the tenants' association has offered unrealistic positions relative to cost developments.
