Swedish housing market sees rising prices and record sales

The Swedish housing market is experiencing significant growth. During the third quarter, secondary market residential sales reached 145.4 billion SEK, a 10 percent increase compared to the same period last year. September recorded the highest total sales value since September 2021.

In Stockholm County, sales reached 62.6 billion SEK in the third quarter, an 11 percent year-on-year increase. The county also saw its highest-ever monthly turnover in September. Within the county, Danderyd remains the most expensive municipality for small houses, with an average price of 13.8 million SEK, while Nynäshamn offers the lowest median price for apartments at 25,000 SEK per square meter.

Market analysts attribute the strength to eased credit restrictions. While 53 percent of major city real estate agents expect prices to continue rising in the final quarter, concerns remain regarding potential interest rate hikes from the Riksbank and the long-term impact of climate change risks on property values and insurance costs.
