Switzerland rental prices remain stable in July despite regional declines
According to the Homegate rental index, published in collaboration with Zürcher Kantonalbank (ZKB), asking rents in Switzerland remained stable in July, holding at 134 points compared to the previous month. Despite this national stability, rents decreased in 15 cantons.
Nidwalden saw the most significant decline at 4.0%, followed by Schwyz (-1.9%), and both Geneva and Uri (-1.5%). The canton of Zurich also experienced a slight decrease of 0.4%. Conversely, rents rose in St. Gallen (+0.7%) and Ticino (+0.6%).
On an annual basis, asking rents in Switzerland remain 2.4% higher than the previous year. Significant year-on-year increases were noted in Graubünden (+7.1%), Zug (+5.0%), and Luzern (+4.2%).
Among major cities, Lugano was the only location where rents increased in July, rising by 1.9% monthly and 6.3% annually. In contrast, the city of Luzern saw a monthly decrease of 2.4%.
