The property, listed with a price guide of $800,000‑$825,000 and a reserve of $835,000, received a single genuine bid of $800,000 before passing in, after which the vendor and a young couple reached the final price. Agent and auctioneer Michael Loutakis said the sale reflected strong buyer interest despite many buyers delaying due‑diligence inspections.

The sale was part of a week in which 696 properties were scheduled for auction across Melbourne. In nearby Kensington, a contemporary townhouse at 38 Cornish Lane sold for $943,000 after bidders pushed the price $3,000 above its $940,000 reserve, according to agent Jayson Watts.
