Sylt housing market sees surge in listings but prices stay high
A new ImmoScout24 analysis shows that the supply of existing homes on the German island of Sylt has more than sextupled since the second quarter of 2022, rising by 514 %. In the latest quarter, the municipality recorded about 13 times more property listings than the average German community. Despite the sharp increase in availability, average prices remain at record levels, with square‑meter prices exceeding €12,000, well above those in Munich and other luxury locales.
ImmoScout24’s managing director Gesa Crockford said buyers now have “much more choice than a few years ago,” but added that “there are no bargains on Sylt.” Since the price peak in Q2 2022, listing prices have fallen only around 12 %, a modest correction compared with a 2 % decline nationwide. The surge is linked to stricter regulations on holiday‑apartment rentals, prompting owners to sell, yet the market continues to hold its premium.
The trend underscores a widening gap between supply growth and affordability, as the island’s housing market remains out of reach for most residents despite the higher number of homes on the market.
