Taichung face-like building to be rebuilt as 11-unit residence

An old building in Taichung City, notable for a window arrangement that resembles a human face, is slated for redevelopment under the dangerous old building reconstruction program. The existing three-story structure on Jianguo North Road Section 2 in the South District will be demolished to make way for a new five-story elevator residential building containing 11 units.

Taichung City's Urban Development Bureau reports that applications for dangerous old building reconstruction have exceeded 1,000 approved cases. To expedite the process, the city has implemented a simplified review system that can complete approvals in as little as 40 days, reducing standard processing times by more than half.

Experts advise landowners participating in joint construction projects to prioritize two security measures: utilizing 'real estate development trusts' to ensure funds are used specifically for construction, and ensuring construction payments are strictly disbursed in stages based on progress to mitigate the risk of unfinished projects.
