Taipei luxury condo prices drop as recent sales undercut earlier deals

Actor Ruan Jing‑Tian bought a top‑floor unit in the "Zhu Fu" luxury condo on Dunhua North Road in 2021 for NT$2.4 billion, a price of about NT$162 million per ping. Recent transactions in the same building have been markedly lower, with a fifth‑floor unit selling for NT$128 million per ping and a thirteenth‑floor unit for NT$145 million per ping. A real‑estate analyst explained that the original price included interior fit‑out costs, effectively lowering the comparable unit price to around NT$150 million per ping.

Similar price declines are seen in other high‑end projects. In Dazhi’s waterfront "Light House" development, a 118‑ping unit sold in June for NT$152.8 million per ping, the lowest recorded for the complex. Meanwhile, the "Diamond Power" tower in Da’an District recorded recent sales between NT$190 million and NT$195 million per ping, down from the pre‑2022 norm of over NT$200 million per ping. Analysts attribute the trend to a sluggish housing market, tighter loan limits for high‑value properties, and developers offering discounts to stimulate demand.
