Taipei Metro housing trends reveal affordable commuter zones

Analysis of residential real estate transactions near Taipei Metro stations reveals specific “sweet spots” where housing costs remain relatively accessible for commuters. According to data compiled by the Yung-Ching Real Estate Group, Tamsui Station on the Tamsui-Xinyi Line stands out as the most affordable, with an average unit price below 300,000 TWD per ping and an average total purchase price under 7 million TWD.

Other notable affordable stations include Yongning on the Bannan Line, Danfeng on the Zhonghe-Xinlu Line, and Xinfu on the Circular Line. Interestingly, the lowest price points are not always at the terminal stations; several affordable locations are situated at the second-to-last stops, offering a balance of transit convenience and lower entry costs.

In New Taipei City, Tamsui remains a major area for population inflow due to its relatively low housing costs and ongoing development in the Tamsui New Town. While areas like Xindian and Sanchong attract residents due to mature amenities and dense transit networks, they command higher unit prices. Other regions such as Bali, Wugu, and Sanxia also maintain lower price points, attracting buyers looking for more living space in exchange for longer commutes.
