Taipei real estate shows mixed trends as transaction volume declines

In July, Taipei City's real estate market experienced a cooling period characterized by a decrease in both transaction volume and total value. According to the Taipei City Land Administration, the number of transactions fell by 7.63% month-on-month to 484 cases, while the total transaction value dropped by 17.59% to NT$16.768 billion. Despite this decline, the residential price index saw a slight increase of 0.1%, indicating a pattern of shrinking volume but stable pricing.

Market performance varied significantly by district. Beitou District saw a notable surge, with transaction volume increasing by 23.40% and total transaction value rising by 47.23%. Conversely, Nangang District experienced the sharpest decline, with transaction value falling by 48.33%.

There is also a divergence in residential types: the price index for buildings rose by 0.36%, while the index for apartments fell by 0.14%. Experts suggest that while monthly fluctuations can be influenced by large individual transactions, the ongoing divergence between apartment and building prices warrants further observation.
