Taipei residential property prices rise despite lower transaction volumes
Taipei's residential real estate market showed a trend of rising prices despite a decrease in transaction volume compared to the previous year. According to data from the Taipei City Government for May 2026, the residential price index reached 130.51, a 0.61% increase from April and a 1.91% increase year-on-year.
While the total number of transactions in May was 544—a 9.18% decrease from the same period last year—the total transaction value rose to 19.097 billion TWD, up 12.36% year-on-year. The Xinyi District saw the most significant monthly increase in transaction volume (38.24%), while the Da'an District recorded the highest total transaction value at 2.857 billion TWD.
In the luxury segment, the market for properties exceeding 100 million TWD remains constrained. Only two major new luxury projects were launched in Taipei during the first half of 2026: ‘Wenxin Tianmu’ in Shilin and ‘Songyi’ in Xinyi. Analysts attribute the sluggish high-end market to restrictive mortgage policies, increased holding costs such as property and housing taxes, and competition from the stock market for investor capital.
