Taipei small apartment prices surge as market pessimism fades

The real estate market in Taipei is seeing a significant rise in the price of small apartments (under 25 pings). Data from the CTBC Real Estate Research Center shows that Zhongzheng District led the city with an 11% annual increase, with average prices rising from 1.068 million TWD to 1.186 million TWD per ping. High demand is driven by single households and families seeking access to prime school districts and central locations despite limited budgets.

Simultaneously, market sentiment regarding broader housing price trends is stabilizing. According to a survey by Sinyi Realty, the proportion of buyers expecting prices to fall has dropped from nearly 60% following the seventh wave of credit controls to 29%. Currently, 42% of respondents expect prices to remain stable, while 29% expect them to rise. While major cities like Hsinchu show optimism, markets in Taichung and Tainan remain more cautious as they enter a consolidation phase.
