Taiwan Goldway launches urban renewal management with advance funding
Taiwan Goldway has launched a comprehensive management service for autonomous urban renewal projects, introducing a first-of-its-kind mechanism to provide advance funding for initial project costs. This initiative aims to address common obstacles in urban redevelopment, such as lack of professional expertise, insufficient upfront capital, and difficulties in landowner integration.
Chairperson Kung Wen-ping stated that the company will provide a full suite of services, including professional consulting, financial planning, government subsidy applications, and project management. Notably, the company will only charge service fees and will not participate in the distribution of real estate, allowing landowners to retain development profits and control. To mitigate risks, Taiwan Goldway offers a “track-switching mechanism” where they can transition from management to joint construction if landowners are unwilling to invest.
The company has signed its first memorandum of understanding with the He-bin Shopping Mall Renewal Committee in the Gushan District of Kaohsiung. The project covers approximately 2,530 ping and, if finalized, is expected to involve the construction of three 24-story buildings with estimated total sales of approximately 13 billion TWD.
