Taiwan housing market sees mixed Q2 price moves as Taichung drops sharply, Taipei and Kaohsiung rise
The Q2 Cathay Real Estate Index indicates the nationwide average transaction price for new homes at about NT$57.79 million per ping, a modest 0.36 % decline from the previous quarter. Taichung recorded the steepest seasonal drop, falling 5.91 % with a 30‑day sales rate of only 4.21 %, which analysts described as “selling to crumble.” In contrast, Taipei’s average price rose to NT$138.6 million per ping (+3.82 %), Kaohsiung broke the NT$40 million per ping barrier, and Hsinchu County posted a 9.72 % quarterly gain to NT$63.8 million per ping.
The index also showed a slight fall in listing prices and a marginal reduction in negotiation rates, while new project launches rose to 152 cases (12,827 units) with a total launch value of NT$289.9 billion, still at historically low volume levels. Overall, Taiwan’s housing market remains in a consolidation phase, marked by divergent regional price trends and limited growth in transaction volume.
