Taiwan luxury housing prices rise in Taipei, slow in Taichung
Taipei’s 2025 real‑estate market report shows the city’s high‑end residential sector still commands premium prices but is cooling overall. The Taōzhu Yīn Yuān estate in Xinyi District led the city with a price of NT$364 million per ping, while the One Park Taipei project in Da’an District occupied seven of the top ten spots with prices ranging from NT$267 million to NT$246 million per ping. Transactions above NT$200 million per ping fell to 28 units in 2025, down from a peak of 52 in 2021.
In central Taiwan, Taichung’s West (Xitun) district held the highest average pre‑sale price at NT$73.85 million per ping in 2025, but growth has stagnated, with a rise of only NT$0.52 million since 2024. By contrast, South (Nantun) district saw a 46.1% increase over three years, reaching NT$70.93 million per ping, narrowing the price gap between the two districts to less than NT$5 million. The divergent trends reflect differing supply dynamics and development intensity across the two cities.
