Taiwan real estate markets show divergent trends in Taichung and Taiping
Real estate markets in Taiwan are showing varied trends across different regions and property types. In Taichung's East District, second-hand housing transactions have increased by approximately 20% compared to the same period last year. This growth is attributed to the Taichung Grand Station Project and the presence of large shopping malls like LaLaport, attracting young first-time buyers who prefer newer apartment buildings over older houses.
However, other areas face downward pressure. In Taiping, some owners of new houses along the Highway 74 corridor have reported losses ranging from 100,000 to nearly 1.5 million TWD when reselling. This trend is linked to tighter credit controls by the central bank and increased mortgage scrutiny.
Regarding older properties, buyers are becoming more cautious. Experts suggest that when evaluating 30-year-old or older homes, buyers should focus on transaction records from the last 3 to 6 months for similar properties, while also accounting for potential renovation costs such as plumbing, leaks, and wall repairs.
