Taiwan real estate markets grow amid infrastructure and industrial expansion
Real estate markets in Yilan and Tainan are experiencing growth driven by infrastructure developments and industrial expansion. In Yilan, the anticipated completion of the high-speed rail is expected to significantly reduce commuting times to Taipei, fostering a ‘railway economy’. Average property prices in Yilan have risen 15% over the last five years, remaining significantly lower than those in Taipei.
In Tainan, the Southern Taiwan Science Park (STSP) is driving economic momentum, with projected 2025 revenues exceeding NT$3 trillion. This industrial strength is influencing residential demand in the city's East District. New residential projects, such as ‘Yansen’ and ‘Parklee PARK’ designed by renowned Japanese architect Kengo Kuma, are being positioned as high-end options at relatively accessible price points compared to other major Taiwanese metropolitan areas.
Further urban developments in Tainan include the undergrounding of the railway, the construction of a new Costco, and the development of a sports and cultural leisure park. These projects, combined with the expansion of the science park, are expected to enhance Tainan's connectivity and long-term property value.
