Taiwan real estate: New financing models in Banqiao and isolated housing in Kaohsiung
In Banqiao, Taiwan All-in-One Integrated Construction and Xinshengchang Construction are implementing a new financing model for a 597-坪 urban renewal project near Xinpu Minshang and Xinpu stations. Unlike traditional models where developers provide capital, this “landowner-led” approach uses the management company as the borrower to address the common issue of securing upfront funding before building permits are issued. This structure aims to mitigate risks for banks by evaluating the management company’s execution capability alongside the landowners' assets.
Separately, in the Sanmin District of Kaohsiung, a 57-year-old house measuring approximately 18坪 has become a local curiosity after refusing to join a large-scale land integration project. As construction begins on two adjacent 15-story residential buildings, the small house will be situated between the high-rises, creating an “island house” scenario. Local reports suggest the owner declined to sell due to emotional attachment to the property.
