Taiwan real estate sales hit seven-year low in first three quarters of 2026
Taiwan's real estate market is experiencing a period of contraction, with total sales value for new construction projects in the first three quarters of 2026 reaching approximately 1.02 trillion TWD. This figure marks a seven-year low for the same period since 2020.
Market data indicates a regional divergence described as “North warm, Central and South cold.” Northern regions, including New Taipei City and Taipei, remain relatively stable with steady visitor numbers. Taoyuan has also seen growth, particularly in the Zhongli district. In contrast, central and southern markets are struggling. Tainan has seen a significant decline, with third-quarter sales falling to just 10% of the previous year's levels.
In Kaohsiung, the average negotiation rate has risen to 10.3%, the highest in the surveyed areas, suggesting developers are offering more concessions to facilitate sales. Overall, the average transaction price per ping fell by 7% year-on-year. Analysts are watching to see if recent central bank policy adjustments, which increased the maximum loan-to-value ratio for second homes to 70%, will stimulate demand during the year-end season.
