Taiwan real estate: Taichung 13th Phase leads transactions as Sanxia sales slow
Real estate markets in Taiwan's major redevelopment zones are showing distinct regional trends. In the Sanxia Beida Special Zone, property unit prices have risen from the 10,000s to the 600,000s per ping since 2005. However, recent housing policies and a shift in investor interest toward the stock market have slowed sales momentum. New projects like Jiahao Dajiang 2 and Beida Youyang are seeing varying levels of inquiry, with some buyers remaining cautious.
In Taichung, the 13th Phase Redevelopment Zone emerged as the transaction leader in the second quarter of 2026, recording 127 transactions and surpassing the Beitun MRT and 14th Phase zones. The average transaction price in this area reached 667,300 TWD per ping. High-end developments, such as those by Continental Construction, have seen prices reaching as high as 854,300 TWD per ping. Market analysts note that demand is being driven by proximity to public infrastructure and a wealth effect linked to the AI technology wave boosting local supply chain revenues.
