Taiwan real estate: Taipei pre-sale prices exceed 1 million TWD per ping
The real estate market in Taiwan is experiencing a divergence between supply and demand. In September, the housing market index showed a slight improvement to 36.1 points due to increased supply from developers, despite remaining in the recessionary 'yellow-blue' zone. Pre-sale housing supply saw a significant increase, rising by over 30 billion TWD compared to the previous month.
In Taipei City, pre-sale housing unit prices have surpassed the one million TWD per ping threshold across all 12 administrative districts. Wanhua District recorded the highest three-year growth rate at 28.1%, driven by major infrastructure projects like the West District Gateway Plan and the Wandan MRT line. Zhongzheng District followed with a 25.5% increase.
Market analysts note that while the Central Bank's credit controls and potential interest rate hikes have cooled general buyer sentiment, developers are maintaining high prices to offset rising construction costs. This has created a significant price gap between pre-sale homes and completed properties, with pre-sale prices in areas like Da'an and Zhongshan districts exceeding completed home prices by over 600,000 TWD per ping.
