Tamil Nadu implements online property registration and enforces RERA compliance

The Tamil Nadu government has introduced new regulations requiring online registration for the first sale of plots and flats. This digital transition aims to streamline property transactions, reduce paperwork, and minimize the need for physical visits to sub-registrar offices. The initiative is intended to increase transparency and reduce the risk of fraudulent transactions by maintaining digital records.

In a related regulatory action, the Tamil Nadu Real Estate Regulatory Authority (TNRERA) has fined KG Foundations (P) Ltd 10 lakh rupees for selling apartments in the KG Chandra Vista project without mandatory RERA registration. Although the developer argued the project was structurally complete before the RERA Act took effect in 2017, TNRERA noted the completion certificate was not issued until 2019. The authority has ordered the developer to complete the registration process by August 21.
