Tarragona and Barcelona regions face rising housing demand
The Chamber of Urban Property of Tarragona has highlighted an urgent need to increase the housing supply to accommodate significant population growth along the coast. Analysis of demographic and construction data from 2020 to 2024 shows that coastal municipalities remain the primary attraction for new residents. Notable growth was recorded in Tarragona city (+6,636 residents), Calafell (+5,290), Salou (+3,334), Cambrils (+2,951), El Vendrell (+2,834), and Torredembarra (+1,800).
The Chamber warns that this demographic dynamism has not been matched by a corresponding increase in the residential park, necessitating adjustments to urban planning and housing policies to ensure balanced growth and adequate services.
In a related regional context, the Barcelona Metropolitan Area (AMB) marks fifteen years of operation. Serving 3.4 million inhabitants across 36 municipalities, the AMB manages approximately 52% of Catalonia's GDP. Despite its expanded competencies in mobility, water, and housing, the region—particularly Baix Llobregat—faces ongoing challenges regarding housing pressure, transport deficiencies, and demographic shifts.
