Tehran luxury real estate prices reach 2.5 billion tomans per square meter
The luxury real estate market in northern Tehran is experiencing extreme price surges, with some properties in districts such as Aghdasieh and Elahiyeh reaching unprecedented valuations. In these areas, the price per square meter has exceeded 1 billion tomans, with some luxury projects listed as high as 2.5 billion tomans per square meter.
Specific high-value listings include a 2,000-square-meter property in Elahiyeh priced at approximately 5 trillion tomans, and various luxury plots and buildings in Aghdasieh valued in the hundreds of billions or even trillions of tomans. The market is also seeing a shift in pricing methods, with the inclusion of US dollar rates in some luxury sale and rental advertisements.
While the average selling price for residential property in Tehran is reported between 230 and 250 million tomans per square meter, the gap between housing costs and household income continues to widen significantly.
