Telangana receives approval for ₹4,000 crore urban plan as Hyderabad leads housing sales

The Indian Union government has approved a ₹4,000 crore (approximately USD 430 million) urban transformation programme for Telangana. To fund this initiative, the Telangana government plans to seek ₹2,800 crore (USD 301 million) from the World Bank. The project aims to modernize tier-2 and tier-3 cities by improving water supply, sewerage, stormwater drainage, urban mobility, and climate resilience. Additionally, the programme focuses on strengthening municipal administration, digital governance, and creating City Economic Regions to drive employment and private investment.

In a related development regarding urban growth, Hyderabad has emerged as a leader in the Indian residential real estate market. Data from CRE Matrix indicates that between 2021 and 2025, Hyderabad recorded ₹4,77,977 crore in residential property sales, marginally surpassing Mumbai's ₹4,51,811 crore. This growth is attributed to the expansion of the IT, pharmaceutical, and aerospace sectors. The market is seeing a structural shift toward premium and luxury properties, particularly in the city's western corridor, though rising property prices are impacting affordability for middle-class buyers.
