Tenant and homeowner rights in Central Europe

In the Czech Republic, tenants face potential legal consequences, including immediate eviction, for making unauthorized modifications to rental properties. While many tenants invest significant personal funds into upgrading kitchens, bathrooms, or fixtures to improve their living conditions, such actions can be viewed as unauthorized interference with property. Without explicit owner consent, these improvements may result in demands to restore the property to its original state, fines, or termination of the lease.

In Slovakia, the concept of solidarity within apartment buildings is a central issue for property management. Unlike single-family homes, apartment owners are part of a collective whole where decisions and costs often affect all residents. Legal frameworks emphasize that owning an individual unit also entails shared responsibility for common areas and facilities. Conflicts frequently arise when owners resist paying for maintenance or services they perceive as not being personally utilized, despite the functional necessity of these shared assets for the building's operation.
