Tenant rights and rental considerations in Germany and Thailand

In Germany, tenants are advised to carefully review utility cost statements (Nebenkostenabrechnung) to avoid unexpected payments. Landlords generally have twelve months after the end of a billing period to present these statements. For a 2025 calendar year period, the statement must be provided by December 31, 2026, to avoid being barred from claiming additional payments. Tenants should ensure statements are transparent, detailing total costs, the distribution key used, and how prepayments affect the final balance. Only operating costs agreed upon in the rental contract, such as water, waste disposal, and garden maintenance, can typically be passed on to tenants.

In Thailand, expatriates renting property should be aware of specific legal requirements to protect their interests. Rental agreements should be in writing and signed by both parties; agreements exceeding three years must be registered at the Land Office. For landlords managing three or more units, contracts must be provided in Thai. Tenants are encouraged to verify ownership by requesting copies of the title deed and identification to prevent issues with unauthorized sub-letters. It is also advised not to pay deposits or advance payments to agents before a personal viewing has taken place.
