TG RERA closes pleas against Abacus Real Estate

The Telangana Real Estate Regulatory Authority (TG RERA) has closed two applications filed by homebuyers against Abacus Real Estate Private Limited. The applicants, Erranki Santhoshi Priya and Erranki Srinivas, sought the enforcement of a previous order from August 2024 that required the developer to modify its draft agreement of sale and pay a penalty.

The homebuyers alleged that instead of complying, Abacus unilaterally cancelled their flat allotments and refunded their booking amounts. While the developer maintained it had complied with the original order by paying the penalty and issuing refunds, TG RERA member K. Srinivasa Rao ruled that the applicants failed to follow the correct legal procedure.

Under the Telangana Real Estate Regulatory Authority (Execution Proceedings) Regulations, 2025, parties seeking enforcement must file a formal Execution Application in Form-I rather than an interlocutory application. Consequently, the authority closed the pleas without examining whether the cancellation and refund constituted compliance with the earlier order.
