The Social Hub proposes £200 million development in Edinburgh

The Social Hub has submitted proposals to develop the former Fountain Brewery site in Fountainbridge, a location that has remained vacant for approximately 20 years. The planned £200 million project aims to serve as a hospitality and community hub, contributing to a wider regeneration masterplan by the City of Edinburgh Council.

The development features a 580-bed facility providing student, hotel, and extended-stay accommodation. To address local housing and office shortages, the plan includes a fixed co-working area for up to 300 people and flexible spaces for thousands more. Additional amenities include a restaurant, café, rooftop bar, clubhouse, theatre, and a gym.

Once operational, the project is expected to create up to 100 jobs, support over 280 roles, and contribute £15.5 million to Edinburgh’s economy. The project aims to achieve BREEAM Excellent environmental standards and follows public consultation efforts held with local residents.
